Conversation and pricing
I present a plan. You approve the price.
I get to know your property and expectations, analyse the local market and recommend an asking price. We discuss the service, fee and timescales. You don't need a finished listing or a complete set of documents.

Preparing the listing
I organise the preparation, photography and description.
I choose how to present the property, arrange the photography and prepare the listing. Where needed, I organise home staging. Before taking action, I agree the work, budget and items included in the sale with you.

Promotion and viewings
I handle calls, viewings and discussions.
I choose where to promote the property, respond to enquiries and conduct viewings at agreed times. I gather feedback and negotiate with interested buyers. You receive specific offers — the decision to accept them is yours.

Paperwork and handover
I coordinate the documents, notary and key handover.
I organise the collection of documents, contact with the notary's office and the signing date. I explain when your authorisation or signature is needed. Once the contract is signed, I coordinate the property handover and preparation of the handover report.

For our first conversation, I just need the location, property type and a few words about your plans. You don't need your own valuation, finished photos or a full set of documents.
You approve the price, terms and agreed expenses.

You provide any required signatures or authorisations; I explain when they are needed.
I organise the next steps. Please don't send your PESEL number, document scans or other people's data through the form — we will agree how to share the materials when we speak.

Do I need to prepare the property before getting in touch?+
No. We start with a conversation and a visit to the property. I suggest how to prepare it, take care of the photos and description, and organise home staging where needed. We agree the work and any costs before we begin.
What remains my responsibility?+
You decide on the price, sale terms and agreed expenses. You provide information and the documents you have, arrange access to the property, and give any required signatures or authorisations. I take care of organising the sale day to day.
Who handles the documents and books the notary?+
I coordinate the collection of documents, contact with the notary's office and the signing date. You don't need a full set of documents for our first conversation. When you need to do something, I explain exactly what is required. The notary prepares the notarial deed.
Do I need to answer calls and conduct viewings?+
I handle enquiries and viewings. We agree access to the property and suitable times, and after each viewing I share feedback and buyers' offers with you.
How do we set the asking price?+
I analyse the local market, compare similar properties and explain my price recommendation. You approve the price. During negotiations, too, I do not accept new terms without your decision.
Does the property need renovating before sale?+
Not every property needs renovation. I assess whether it is worth refreshing the interior, using home staging, or marketing it in its current condition. You approve the proposed work and budget; you don't incur costs simply because a general preparation checklist exists.
How do the fee and agreement work?+
The service, fee and terms of our work together are set out in an agreement. I discuss them with you before we begin. We agree any additional work and costs separately, such as preparing the interior, when they are needed.
How long will the sale take?+
The timescale depends on factors including price, location, the property's condition and buyer interest. I prepare a plan, monitor the market's response and explain my findings. I don't promise the same timescale regardless of the circumstances.
