Our first conversation does not require a folder full of documents. I start with the property type, how you acquired it and your circumstances. I identify which materials are needed and coordinate gathering them, rather than leaving you with a general to-do list.
The documents differ for a flat, house and plot. I agree the final set required for the deed with the notary's office. We gather the necessary information in an order suited to the transaction, and where your authorisation or signature is essential, I clearly explain what to prepare.
I organise ownership and land and mortgage register information
The acquisition document and the land and mortgage register number, if a register exists, help establish the basic property details. I discuss the materials you have and coordinate clarification of matters needed to prepare the transaction with the notary's office or the appropriate specialist.
If you know the register number, you can view its contents free of charge in the official Electronic Land and Mortgage Registers system. This is a useful source of information, not a task you must complete yourself before contacting me. You do not need to send document scans with your first enquiry either.
I tailor the documents to your flat, house or plot
For a flat, I organise information about the title to the property, floor area, associated rooms and charges. A house also requires building documentation and information about work carried out; a plot requires cadastral details, access and land use information.
You provide the documents and information you already have. I identify what else is needed and coordinate obtaining it within the agreed service and with the necessary authorisations. The examples below explain the subject, but are not a complete set required before our first conversation.

I also coordinate the energy performance certificate
When selling a house or flat, I establish whether an energy performance certificate is needed and whether an existing certificate matches the property and remains valid. The Ministry of Economic Development and Technology explains the requirement to provide it and the exceptions.
If a new certificate is needed, I organise contact with someone authorised to prepare it. We agree the scope and cost before commissioning the work. You don't need to learn the whole procedure yourself — I explain what applies to your sale and how we organise this stage.
I organise contact with the notary and the signing date
I coordinate sending the agreed documents to the notary's office, the arrangements between the parties and the signing date. I explain how the appointment will work and what you need to bring. You don't have to coordinate every participant or handle the scheduling correspondence yourself.
The notary prepares the notarial deed and explains its contents. You approve the transaction terms and give the required signatures. For matters requiring additional legal or tax advice, I coordinate the next steps with the appropriate specialist; organising the sale does not replace their assessment.

We agree how to share documents when we speak. Scans, document numbers and other people's data should not be included in a public listing or the first enquiry through the form. To start, I just need the location, property type and a few words about your plans.
You don't need to put everything in order before we start working together. From identifying the required materials to contacting the notary's office, you have one person organising the next steps. You know when your decision or signature is needed.
