First, I visit the property and suggest a plan
You don't need to prepare your flat for photography on your own or know where to start. During the visit, I assess the layout, light and presentation of each room. I then suggest preparation suited to the property and the buyers it could attract.
In a flat, furniture arrangement and showing how each room can be used may be important. With a house, I also look at the entrance, garden, terrace and outbuildings. We agree which steps make sense, rather than immediately planning major renovation.
We agree the home staging and scope of work before any spending
Home staging means preparing a space for viewings: refining the arrangement, choosing accessories and making the most of the light and the way each room works. I organise it where needed. We agree the scope of work and budget before we begin.
Not every property needs new furniture or every wall repainted. For a house needing renovation, showing the layout and possibilities for arranging the interior clearly may be more important. Preparation costs do not automatically translate into an equal increase in the sale price — so I present a proposal first, and you decide on the spending.
I arrange the photos and description as part of the sales service
I organise the photo shoot and prepare the listing description. I make sure the photos show the layout, proportions and actual condition of the property, and that the text answers buyers' key questions. If we use visualisations, I clearly distinguish them from photos of the current interior.
Before the photo shoot, we agree access to the rooms and which items are included in the sale. We also discuss putting away private documents and personal belongings before photography. You don't need to find a photographer or write the listing yourself.
I gather the information that matters to buyers
Buyers ask about more than floor area. They also want to know about heating, running costs, parking, internet access and work carried out. I organise this information using the documents and your knowledge of the property. I follow up on questions that need further clarification as part of preparing the sale.
In Krosno and nearby towns and villages, specific aspects of the location also matter: road access, surroundings and distance to amenities. I show what really makes the property stand out, rather than relying on general claims. We can start with a conversation — we will organise the full set of materials afterwards.
I conduct the viewings; you approve the arrangements
I handle enquiries, arrange viewings and show the property to interested buyers. I gather feedback and share my findings with you. You don't need to answer every call yourself or analyse reactions after viewings.
You decide on the scope of preparation, budget and items included in the sale, and agree access to the property. Reading the guide is not a requirement for working together: we can have our first conversation before you start preparing anything.
