Selling property in Krosno — how I manage the whole process

From our first conversation to handing over the keys: I organise preparation, promotion, viewings and paperwork. You decide on the price and sale terms.

1. I get to know your plans and agree the approach

We start with what you want to sell, your timescale and what matters most to you. You don't need a finished listing, a set price or a full set of documents. I visit the property and suggest the next steps.

If the sale is connected with moving or buying another home, I take that into account in the plan. We agree the service, fee and how we will stay in touch. You know what I handle and which decisions need your approval.

2. I recommend a price and prepare the listing

I analyse the local market and compare similar properties. I explain the reasoning behind my price recommendation and how the property's features affect its position in the market. You approve the final asking price.

I then organise the preparation of the space, photography and description. Where needed, I also arrange home staging after we agree the scope and costs. You give me information about the property and the items included, and I turn it into a finished listing.

3. I handle promotion and conversations with buyers

I choose where to promote the property, handle enquiries and arrange viewings. I manage the day-to-day contact with interested buyers. I schedule viewings around the access arrangements agreed with you.

After viewings, I share feedback and specific offers from buyers. I assess interest in the listing and suggest adjustments where needed. The price and terms do not change without your decision.

4. I negotiate and coordinate the paperwork

I discuss the terms of the sale: price, dates, items included and the property handover. I go through every offer with you. You accept the terms; I organise the agreed details and coordinate their preparation for the transaction.

I organise the collection of documents, contact with the notary's office and a convenient signing date. Where your authorisation or signature is needed, I explain the specific action required. The notary prepares the notarial deed and explains its contents; I take care of organising the whole stage.

5. I organise the property handover

Once the contract is signed, I coordinate the property handover in line with the agreed terms. I prepare the handover report and organise the arrangements for the keys, included items and recording meter readings. This gives both parties a shared record of the handover.

Working with me does not mean handing over decisions about your assets. You approve the price and terms, provide the necessary information and give the required signatures. I take care of organising the sale from our first conversation to handing over the keys.
