How do we set the asking price for a property?

I explain how I prepare a price recommendation for a house, flat or plot in Krosno and the surrounding area. I carry out the market analysis; you approve the price.

The asking price and sale price are not the same

The asking price is the amount shown in the listing. The sale price is the amount agreed when the property is sold. Simply finding a similar flat with a high asking price does not tell you what it will sell for.

I distinguish between these figures in my analysis. NBP reports provide background for assessing the market, but data for major cities is not a valuation of a specific property in Krosno. I base my price recommendation on local comparisons and the features of your flat, house or plot.

I prepare the property comparison

I select listings that a buyer could realistically consider as alternatives. Similar floor area alone is not enough: a flat on a high floor without a lift and a ground-floor flat may suit different needs. Likewise, a house needing renovation does not compete on the same terms as one that is ready to move into.

You don't need to browse dozens of listings or compile a comparison yourself. I present the comparison and explain which differences matter for the recommended price.

  • Location, surroundings and access to amenities.
  • Area, layout and condition of the property.
  • Floor, lift, parking and additional spaces.
  • For a house or plot: terrain, access, utilities and land use.
  • What is included in the sale and the possible handover date.

I assess features in the context of the market, without a fixed price list

A balcony, garden or garage may matter to a buyer, but there is no single fixed premium for them across all listings. The whole picture counts: location, how the space can be used and the available alternatives. That is why I show both the property's strengths and how it differs from the comparable listings.

The cost of renovation may not match the increase in price either. Before any additional spending, I discuss whether preparing for photos, home staging or selling in its current condition would be the better option.

You approve the price and negotiation terms

I present a price recommendation and explain the reasoning. We discuss your expectations, timescale for selling and plans for the proceeds. On that basis, we agree the starting price and approach to negotiations.

My analysis supports the preparation of the sale. It does not replace a formal valuation report where one is required by a bank or another institution. The listing price and any later acceptance of a buyer's offer remain your decisions.

Once the listing is live, I monitor interest and share my findings

I track enquiries, viewings and buyers' offers, as well as page views. I gather feedback after viewings and assess whether the promotion, presentation or pricing strategy needs to change. You don't need to monitor this yourself.

I present the results and recommend the next step. You make your decision based on specific information, without having to compare every new listing yourself. We can have our first conversation even if you don't yet know what price to expect.
